Job Description: POSITION PURPOSE:, Provide overall administration, technical management, and accountability for the planning, coordination and execution of all construction-related activities for successful delivery of Total Project Management. This position shall establish project construction objectives, execution plans, schedules, and procedures and performance standards with in the boundaries of corporate policy. This position serves as the primary communication conduit for all construction-related aspects of a project to the Senior Project Manager, other team members, and the Client., ESSENTIAL FUNCTIONS:, Responsible for establishing and monitoring all project construction cost estimates and construction milestone schedules., Responsible for communication of all aspects of the construction project with the Owner/Client in either a lead capacity or in conjunction with the Senior Project Manager., Responsible for assuring that project scope does not exceed project budget during the design phases by utilizing project cost control measure, and designing to budget practices of the design team, including outside consultants., Responsible for coordinating the generation of construction related contract documents including specifications Divisions 0 & 1, and subcontract and purchase order related documents., Responsible for executing the development of the front-end project specifications and to assure that all project specifications are project specific for all bid categories., Responsible for executing the subcontractor bidding process to assure that multiple bids are received in all bid categories., Responsible for evaluating and qualifying all bids received, recommending selected subcontractors/ suppliers to the project team and the Client as necessary. Accountable for negotiating the final aspects and terms of all subcontracts and purchase orders to assure that scope included meets project requirements and specifications., Responsible for the project construction budget, including the management of budget and contract status reports, project accounting, coordination of invoicing to the Client, payments to subcontractors and suppliers and maintenance of project construction profit. Accountable for insuring that all risk management controls, including project and subcontractor insurance and bonding requirements are implemented., Responsible for management of the project team throughout the design and construction phases., During the design phase, this would include issuing their project schedule for deliverables and monitoring their Construction Bulletin, RFI and Shop Drawing processes., Joint responsibility with the Project Superintendent for the development of and monitoring of the overall construction schedule., Responsible for coordinating all aspects of Owner/Client meetings (including developing and implementing meeting schedules, agendas, meeting minutes with through meeting documentation and meeting facilitation)., Responsible for the timely close-out of project construction activities.
