Job Description: LEAD CUSTODIAN, POSITION DESCRIPTION, REPORTS TO: Manager of Custodial Services, LOCATION: East; Middle or West Campus Zones, HOURS OF WORK: Primarily 1st shift (5am-1:30pm), occasional evening hours, DAYS OF WORK: Primarily Mon-Fri with occasional weekend work, PRIMARY OBJECTIVE:, To help with facilitating work performed by custodial staff, student workers, and temporary workers. Perform similar tasks and duties as the rest of the custodial staff. Assist custodial workers in performance of their cleaning duties, and serve as backup to custodial staff. Tasks will not be limited to just cleaning assignments but assisting in planning, assigning, training, and inspecting of work performed by custodial staff. Provide a high level of customer service to all members of the campus community., DUTIES:, Respond promptly & effectively to all customer requests, complaints & communicate with supervisor. Provide oversight of day-to-day operations of assigned buildings, and custodial staff. Receive and relate messages for custodial requests. Ensure that custodial staff complete injury reports timely, and that the reports are turned in promptly. Travel with employee to immediate care clinic when transport is needed by campus security in absence of supervisor. Work with supervisor to plan goals, and communicate those goals to custodial staff. Provide training to custodial staff in proper cleaning procedures & equipment usage to dept & industry standards. Initiate work orders for building repairs, coordinate & assist in planning and execution of special projects. Ensure appropriate maintenance and repairs to all custodial/cleaning equipment according to the manufacturer recommendations. Report need for replacement/repair or additional need for tools, equipment & supplies. Maintain equipment maintenance records i.e.: battery maintenance, filter cleaning, inventory etc. In absence of supervisor, ensure that work schedules are met, and work assignments are completed. Reassign staff as needed to address needs of building and to cover absences. Serve as back up to absence custodial staff. Keep track of employee absences, and report performance concerns to supervisor. Work cooperatively with supervisor & other lead workers to plan, assign, and direct cleaning of custodial staff. Follow up on the correct completion in the time allocated. a. Clean and maintain all hard floor surfaces: strip, seal, wax, buff, dust mop, sweep, wet mop and or auto scrub hard floors to department procedures & industry standards. b. Clean and maintain all carpeted surfaces & upholstery: vacuum, spot clean, extract (shampoo) carpeted surfaces as well as upholstered surfaces to department procedures & industry standards., c. Clean all restrooms, showers and locker rooms to department procedures & industry standards, replenish any and all dispensers (paper, soap etc) daily., d. Clean all interior surfaces and areas in the building, including: furniture, offices, meeting rooms, meeting rooms, hallways, common areas, entrances, fixtures (light fixtures, faucets, railings, handrails etc), kitchens, windows, ceilings, walls, stairwells, windows etc., Remove and properly dispose of all trash & recyclables. Make minor repairs & replace light bulbs, keep light bulb inventory & reorder supply as needed. Collect & store used light bulbs for recycling pick up. Replace smoke detector batteries as needed. Keep work areas, storage areas, custodial closets & janitor carts clean, well stocked & organized. Order, deliver & maintain supplies as needed. Rotate stock, & ensure use of chemicals & supplies in a cost effective manner. Must be able to read & follow all directions, safety instructions & precautions on chemicals, and equipment. Must use proper PPE (Personal Protective Equipment) when handling and using chemicals. Ensure compliance of all safety rules, & PPE by all custodial staff. Knowledge of MSDS sheets contents & use. Must attend & complete all safety training as required. Must be able to operate & use a lift to reach fixtures & windows overhead in a safe manner using appropriate safety precautions, safety equipment & safety procedures. Cleanup of blood spills using proper BBP cleanup procedures. Ensure that all custodial staff follow proper procedure. Complete the Hepatitis vaccine series or complete vaccine denial/refusal form within 7 days of hire. Serve as backup for BBP cleanup to custodial crew. Inspect the quality & quantity of work performed, fill out inspection forms, guide staff in improvement strategies. Other duties as assigned. WORKING RELATIONSHIPS:, Provide excellent customer service to all members of the campus community, as well as with internal customers (co-workers) & external customers. Must be able to respond, and interact with students, faculty & staff in a professional & courteous manner while addressing their needs promptly and timely. Must have the ability to work independently and with a team, provide leadership, supervision, and training in a constructive & effective manner.

Education Required: Required Experience:, Must have successful completion of criminal record check, driving record check and reference checks. Must have valid Wisconsin Drivers License, must be able to pass the requirements to be a Lawrence University driver, and must complete campus safe driver training. Must have minimum of a high school diploma or equivalent.
Experience Required: Required Skills:, Previous custodial/janitorial experience in a professional setting; educational, hospitality, or healthcare setting, preferably as a lead worker and/or supervisory experience. Working knowledge of institutional and/or commercial cleaning methods, techniques, cleaning chemicals, supplies, and equipment using industry standards. Ability to teach others the same. Ability to operate all custodial equipment (buffers, scrubbers, extractors, etc) & instruct others in proper operation according to manufacturer instructions, dept & industry standards. Self-starter who is able to take on responsibility for completion of projects beginning to end as assigned. Ability to lead a group of employees, able to give instructions and ability to give constructive criticism to custodial staff for quality improvement. Ability to work as a team and/or independently to effectively & efficiently meet deadlines & dept goals. Ability to be flexible, work under deadlines, able to work independently and able to use sound judgment. Must be able to read and follow written & oral instructions, directions, & correctly interpret diagrams for set ups. Ability to communicate effectively with fellow workers, supervisors, custodial staff as well as with all members of the campus community. Must be able to do continuous bending, stooping, and twisting, carrying items, reaching, pushing, pulling, climbing stairs, walking & standing for long periods of time. Must be able to climb a 12 ft. step-ladder, operate and use a lift. Must be able to lift 50 lbs. General math comprehension; effective written and oral skills. Must have excellent work attendance & strong work ethic. Must have basic computer skills and/or ability to learn & use a computer effectively. Must be able to use email as a form of communication.
